This project provides 100% affordable family
housing on a previously underutilized site
in Santa Monica’s commercial corridor.
There are 33 units above active retail and
community spaces organized around an
engaging courtyard. Addressing the different
densities, height limits, setbacks, stepbacks and parking requirements required
by the site’s two zones became the central
challenge in making the project feasible.
Jury Comments
“This is such a successful program. One of
the details we love is the picket fencing made
contemporary. It’s playful. It’s serious. Also,
there is a sense of privacy even though it’s
a dense project.”
