6 — Say you saw it in The Real Estate Browser of Lynchburg — Volume 9 Number 4 www.LynchburgRealEstateBrowser.com Spring Maintenance Checklist By Drew Howard , President, HomePro, Inc. • Gutters and Downspouts: Now is the time to clean the gutters and check joints to see if they need to caulked. • Roof: Check the roof for any missing shingles or damage from the recent wind storms we experienced. Inspect the plumbing vent flashing and make sure the boots have not dried out from UV exposure. • Window sills, door sills, and thresholds: Inspect and look for missing caulking and signs of leaks. • Window Screens: Now is the time to repair any damaged or torn screens. The local hardware store can replace damaged screens for around $12.00 a window. • Hose bibs and garden hoses: Now is the time to pull out the hoses that have been stored away from the winter months. Inspect all exterior hose bibs to insure that there are no leaks and connect the hoses. • Exterior lighting and receptacles: Replace any damaged or burnt out lightbulbs. Test all exterior GFCI receptacles and if they fail to trip or will not reset after tripping contact your electrician to have them replaced. • Heat pump and Central AC: Spring is the time to have your unit serviced for the warm summer months ahead. HVAC companies usually offer spring tune-up specials in the month of April. • Insects: Now is the time to get ahead of the pest. Contact your local pest control company to have the exterior of your home sprayed. They will also look for any signs of termites. • Lawn Maintenance: Apply spring fer- tilization to help control weeds. I rec- ommend a 16-4-8 application in the spring. Anything higher and you will be mowing the lawn every 3 days until June. • Lawn Mower Serviced: Take time to change the oil, fill up the gas can, and sharpen the blades. • Gas grill: Inspect the LP gas tank, burners, and grill.
