Some landlords may check up on prospective tenants via Facebook or Twitter

Leasing is a different side of renting . Have an idea of how long you plan on staying in the area , or the apartment you ’ ve got your eye on . For example , if students are planning on staying in an apartment as long as they are in school , they can ask the landlord to sign a lease for the duration of their studies .
Once you ’ ve found your ideal location , it ’ s time to fill out an application or otherwise indicate your interest . Karen Walters has been a landlord for 16 years and has rented in different locations across Amherstburg and Windsor .
“ It ’ s different than back in the day ,” said Walters . “ The interview is important , the landlord expects you to act like a responsible adult . We have only so many minutes to try and sum up the person so the respect you show , the maturity you show are important .”
Many landlords will ask for first and last month ’ s rent upfront . They may also ask for a credit check , a police background check and references . If it is the first time renting for younger tenants , a parent may be asked to co-sign for any damages that may be done to the property .
Tenants should also keep in mind some apartment buildings do not allow pets . This is a topic that should be discussed with a landlord before any final agreements are signed . Parking is also an issue that should be clarified for those who own a vehicle or who will have visitors . Not every apartment complex has visitor parking .
Walters said she has heard of some landlords looking up their potential tenants on Facebook or Twitter . Think about what you ’ re posting on the Internet ; bragging on your Timeline about the police breaking up your last backyard bash might just forfeit your chance of getting an apartment .
Before the lease is signed and a move-in date is decided , new tenants should take a final look around the place . Ask current tenants or previous tenants about their experiences . Make sure you ’ ve addressed everything : who will shovel the walks ? Can you use a window air conditioner ? Can you take in a roommate at a later date ? Nothing is worse than getting into a new place , locked into a lease and then suffering “ renters ’ remorse .”
There can be a lot of stress surrounding the move to your first place . By doing your homework , and being prepared , you can make the process much easier .
