P
roperty development is a competitive
field, so there are few forums in which
developers come together to share their
knowledge. Except, perhaps, in KZN
where – I have it on good authority –
consortiums are formed around G&Ts overlooking
the Indian Ocean.
When it comes to a long-term view on how urban
landscapes will unfold, and not only answer housing
shortages but create growth and opportunities,
companies such as Tongaat Hulett Development,
GAPP Architects and Urban Designers, and CMAI
are taking the lead.

After years of research, and collaboration with Texas
A&M University’s College of Architecture, CEO
of CMAI Architects Dr Chris Mulder has pinned
down four essentials for creating a development with
enduring value. And with Thesen Islands still taking
home awards 18 years after launch, we reckon Chris
is on to something. So this edition of The Developer
Journal has applied these four indicaters to our
content mix.
The first is economic value. We chatted to
Santam and Tongaat Hulett Developments about
the economic opportunities and solutions they offer
developers.
The second – social economic value – is what Chris
calls the repeat visitation. That was easy. La Balise
Marina in Mauritius has forged a partnership with
Roche Bobois to up the aesthetics and value of
the offering on their already beautiful estate. On
that note, we looked at how South African developers

are partnering with furniture, decor and appliance
manufacturers to maximise value for purchasers.
In third place, environmental value and best practice
is a big topic – from maximising biodiversity to
conserving environmental services, good development
is about creating places that are both economically
and environmentally sustainable.
And, lastly, sensory value is all about how
a development appeals to the five senses –
sound, sight, smell, touch and taste. And that is
such an overarching concept that it underpins almost
everything – as long as it’s done well. So we’ve
unpacked some best practice ideas, and looked at
how we benchmark every aspect of our estates, and
how HOAs function. We’ve paid particular attention
to that all-important transitioning process, and
explored why joining the Association for Residential
Communities and partnering with Estate Living is
such a good idea.
It’s a big brave world out there, and there is so much
that’s new and exciting. We’ve had a look at what’s
in store once 5G hits the ground with its killer apps,
and touched on a few ways you can use that super-
speed internet to take your marketing and integrated
digital and communication solutions to the next
level. Things are about to get interesting.
