Copies of this guide are available from consumer.vic.gov.au Repairs • Document repair requests in writing. • Keep copies of all letters, forms and reports for future reference. • Use forms available from the Consumer Affairs Victoria website or the RentRight smartphone app – see consumer.vic.gov.au/ rentright. Urgent repairs If you request urgent repairs the landlord or agent must respond immediately. Urgent repairs are: • • • • • • • • • • Repairs are your landlord’s responsibility. However, if you caused the damage, the landlord can ask you to arrange to repair it or pay for repairs they undertake. • Tenants, landlords and agents must follow set procedures when dealing with urgent and non-urgent repairs. You must continue to pay rent even while waiting for repairs. • However, if the matter has gone to the Victorian Civil and Administrative Tribunal (VCAT), you can apply for the rent to be paid into VCAT’s Rent Special Account until the issue is resolved. 20 a burst water service a blocked or broken toilet system a serious roof leak a gas leak a dangerous electrical fault flooding or serious flood damage serious storm or fire damage a failure or breakdown of any essential service or appliance provided by your landlord or vV
