Tenant Relations / Communication ( 15 points ) – This includes photos of events , ice cream day , lunches for tenants , copies of tenant memos and emails that inform tenants of building events . Documentation of the work order system and management or maintenance response time to tenant issues is also good to have . Also covered are tenant amenities , tenant surveys , and perhaps the building newsletter . Do not neglect any item that pertains to tenant relations because you do not think it matters . Details matter .
Energy Conservation ( 20 points ) – This concerns Energy Star to LEED Certification and everything in between . VFD ’ s , energy management system , rain gauge , photocells and motion sensors . If you can show your original Energy Star score and your improved ratings then be prepared to brag about it . Show it on your computer with the EMS system . A requirement to enter is that the building must be Energy Star benchmarked .
Environmental , Regulatory and Sustainability ( 15 points ) - This covers the policies and procedures of the building , accessibility for the disabled and that of tenants and visitors . Have you performed any IAQ testing ? If so have the results available . Have information with regard to waste and recycling programs , lamp disposal and green programs in the building . Provide information about storage tank management testing generator testing and maintenance . This includes oil disposal , emergency cleanup program ( small and large ), blood borne pathogen cleanup , and tenant environmental management . not a tenant AED but a building owned AED . Who are your team is trained ? Does the city monitor fire drills or do you work with emergency responders to train at the building ? What hurricane procedures in place , tenant procedures and be prepared to discuss management procedures .
Training for Building Personnel ( 15 Points ) – Provide any and all training materials to the judges . Do not discount the smallest increment of time spent in training . List all online training , conference calls , vendor training , BOMA classes , BOMA lunches , company training , company or in house training / meetings . Include those CPR classes . List qualifications achieved ( SMA , SMT CPM , RPA , LEED and so on ) or those qualifications in in process . Don ’ t forget all personnel includes accounting , administration and lease administration . This includes those that are offsite but are dedicated to your building . Review and include anyone from your staff that has been to a BOMA local , regional or International training event .
Every building should be ready for judging all the time . Make ready , prepare your building ahead of time and mobilize management , engineering , administration and vendors . Remember , building management is a TEAM effort .
Emergency Preparedness / Life Safety ( 15 Points ) – Tenant and management written emergency procedures are to be provided . Document fire training for tenants acting as fire wardens , security and management personnel . Provide information with regard to fire drills that were held in the past year . Does the building have automated external defibrillator ( AED )
