Converting porch for all seasons
Dear Bob: We would like to convert our front porch to a threeseason room, depending on the cost maybe even a four-season
room. Is this a big, expensive job?

Hello Tom; A three season room will be much more affordable
than a four season room, and could be constructed quite
easily and affordably. Four season rooms can be very costly
and take quite some time to complete. The higher cost arises
from insulating the walls and bringing heat into the room,
which may easily triple the cost of creating a three-season
room. This type of project will require a building permit
and an experienced contractor. You have to ensure you hire
a reputable contractor that will patiently and carefully design
the project with you, listen to your needs, and work within
your budget.

I have often seen homes with this style of porch conversion
done either to the home’s front or rear porch. When done
properly, they will certainly create a space you can enjoy yearround and also raise the resale value of your home.
However if not done properly it can create a room that will
very quickly be overcome with mold and even damage the
original home.
Be careful to only hire a licensed and insured contractor
that will gladly provide you with over one dozen references!
Checking out references in person is one of the key ingredients
to finding a reputable contractor.•
