Being green

International leading developers of commercial real estate are focusing on sustainability, environmentally friendly solutions and what we call, green technologies, while every high quality project would obtain a BREEAM or LEED certificate. Key players in Russia have also started considering green technologies, though not all of them aim at receiving the certificates. We have found out which technologies Russian developers use and what they pay most attention to.

Green technologies on patrol in shopping centers

Being in use for the past 25 years, LEED and BREEAM are the two systems, which set benchmark standards in the environment of real estate. Hundreds of thousands of buildings around the world have received these certificates. As for Russia, about 200 buildings hold such certificates, and less than 15 of those are green shopping centers.

LEED certificates have been given to the Shopping Centers Zhemchuzhnaya Plaza and Okhta Mall. Ingka Centres applies for BREEAM certificates for all its projects; six MEGA malls have received BREEAM n-Use, four more malls are waiting to be awarded and the last four malls are finalizing their paperwork to apply. Ingka Centers told us, they are expecting all their shopping centers to receive the certificates in the spring of 2020. CEETRUS is said to be considering receiving BREEAM certificates while its SEC Aquarelle in Pushkino has been rated Very Good by BREEAM in their provisional certificate, and SEC Aquarelle in Volgograd is waiting for their BREEAM In-Use to be issued. As for SEC Aquarelle in Tolyatti, it is already a proud owner of BREEAM Very Good. Some retailers are also after these certificates, for example, Leroy Merlin, Globus and Decathlon obtains them for their hypermarkets and warehouses.

Despite the fact that only a few projects in Russia have green certificates, certain green solutions have been applied quite often while building retail property. According to Anna Minakova, head of sustainable projects at CBRE, Russian shopping centers mostly employ technologies aimed at cutting down on energy and water usage and their environmental load, such as recycling. The most sought-after green technologies are solid-state lighting, heat recovery ventilation, carbon dioxide sensors, light dimming, and green double-glass.
