SHIFT: What are some things that a buyer needs to know before buying a house? KB: First and foremost…what can you afford? I know this sounds simple but many buyers find a home they want and then talk to a loan officer. This can be hard on all involved as sometimes the buyer falls in love with a home and then they find out they cannot buy it. The first thing any buyer should do is to get pre-approved and not just pre-qualified. Proper pre-approvals require a credit pull and a review of their financials. A prequalification is just giving basic information about their income, what funds they have for the transaction and monthly debts. This can backfire as once credit is pulled and financials reviewed after an offer is accepted or the loan locked, information can be discovered that will bump them out of underwriting. Buying a house is stressful enough and no one likes surprises during the process. Better yet, the buyer can get fully underwritten before they even start looking for a home and this gives them a leg up over their competition when there are multiple offers on one property.
