PROJECTS One of the units on the estate. With 323 planned units, construction began in May 2015 and they have completed at least 50% of the units. Estimated final completion is July 2018. Phase 2 is currently under construction and available to rent or buy. Once completed about 300 families will call Fourleaf Estate their home. GREEN ENERGY The development team had a mandate from Old Mutual's Housing Impact Fund to develop homes with a median price of around R650 000. “To further enhance the affordability for our clients it's important for us to keep the utility cost of the homes as low as possible. Designing more energy efficient homes achieves this goal,” says Du Toit. Fourleaf Estate delivers significant energy savings to its residents such as practical solutions like heat pumps for hot water, low-flow taps (which reduce hot water consumption through aeration) and the installation of water-efficient fittings such as low-flow showerheads and dual-flush toilets. Reduced window- to-wall ratios and roof insulation ensure optimal energy efficiency. AFFORDABLE SA HOUSING JULY - AUGUST 2017 35
