Typical tools that are instrumental in helping us locate properties are the location tools in apps like Trulia to see what houses are listed for sale around a subject property . Being able to retrieve comparable sales on an iPad when in the field looking at properties is also very important . We also have an in house repair estimate calculator that we use with our licensees on an iPhone or Android Phone to help calculate repair estimates and After Repair Values ( ARV ) when creating and calculating how much to offer .

Can you walk us through a typical deal ?

The vast majority of the houses that we flip involve our students . Typically these students attend one of our boot camps and spend three days with us learning how to locate properties . Once they find a good deal and learn how to get the house “ under contract ” then we market their deal to our huge database of cash buyers . If we find a buyer for the deal then we fund the deal with our own money and we split the profit with our students .
This has been a phenomenally successful program and we have students that have flipped 25 or more houses with us using this system . It has really been a win­win situation for both our company and our students and our investors . We are very proud of the fact that we were the first company in the U . S to do this and we are still the only company in the real estate education area to offer this kind of training to our students .

What does a typical day and week look like for you ?

I monitor and oversee the management of our office which assembles deals , blasts them out via email and online apps and then services the calls to our office from cash buyers who are looking for properties . My time on a typical day is spent educating students via online webinars and trainings on our online training site . I also spend a large part of my day reviewing closings and transactional funding on deals with our students .

Where do you think the real estate market is headed ?

Real estate in the U . S typically runs in cycles of 10 to 12 years up and then around 5 years down . This happened in 1989 and again in 2006 . Based on where we are now in the cycle I think we still have a good 5 to 8 year run for prices to continue rising . I think prices will increase substantially from where we are now and that investors would be wise to buy now .
