Viability and utilities
Analyze how developed the area around you is. You’ll want to ensure it checks these
fundamental boxes: electricity, running water, telephone line, and cable services. If
these don’t exist in the area, establishing them will be more hassle than it’s worth.
Check to see if the land is mostly rocky. Ensure that the measurements of the plot
and its borders are accurate and check its topography too. You can do this with
the help of a recognised surveyor. The next step is evaluation. Once the surveying’s
done, call in an evaluator to give you an idea of the plot’s actual value. His findings
could come handy while negotiating with the owner for a reasonable price.
Housing estate
A major cogwheel in the smooth functions of a community, the housing estate should
be on your priority list. If the land is part of a housing estate, refer to the division
regulations and specifications. Most of the time, new luxury housing estates require
abiding to strict building regulations. These may increase your costs considerably.
Make sure you can afford it.

The notary
The vendor will choose the notary and pay for his services. He will then take the Title
Deeds and check with the Registrar General to confirm whether the land actually
belongs to the owner and if the plot has been mortgaged.
The sale
Once all the matters are settled between the parties, a preliminary agreement (not
legally certified) is drawn up. This agreement can be done under private signature
ie between the buyer and the seller. However, in order to guarantee its validity, you
are advised to refer to a notary. Important tip: Most sellers will require a guarantee
deposit, which you should entrust to your solicitor’s safekeeping until the transaction
is carried out.
