A: Private rents increased by 18% in Manchester in the 4 years to 2012. Further, rents across the region are expected to rise by a further 33% by 2020. The North West region currently benefits from high gross yields (of up to 10%) and strong tenant demand. Q: Why does the investment strategy focus particularly on the North West of England? A: It’s an area where there is a shortage of supply as I explained earlier. In addition we believe this is an area that will benefit from regeneration and inward investment over the term of the fund. This will act as a catalyst, encouraging capital appreciation outperformance and thereby outperforming the wider UK market over the life of the fund. Q: What properties will Seneca be buying and what will you do to increase value? A: We aim to maximise the returns to investors through well researched acquisitions of properties at discounts to their underlying value. We will increase the value of the properties acquired through extensive refurbishment, adding additional rooms or converting properties from alternate uses where this will deliver significant value uplift. We seek to reduce risks through diversification of build type (existing housing stock and new build), property type (family houses, one and two bed apartments) and tenant profile.
