The mechanical and electrical systems are generally in good condition,
with the exception of electric panels located in the pool storage area
which are badly rusting. These types of areas can be a harsh environment
with high humidity and the storage of pool chemicals. We have included a
cost in the reserve tables for replacement of these electrical panels. We
have also included costs for replacement of major equipment including the
5 ton air-conditioning unit and the propane water heaters. Other, smaller
equipment, such as the electric water heater in the ductless split system are
not included because such costs are small enough to be accomplished
within the annual operations and maintenance budget
7.2 Coldstream Cabanas
Description
Surrounding two sides of the Coldstream swimming pool area is an “L”shaped building referred to as the Cabanas. This building has 30
individual rooms with exterior entrances that can be leased on a seasonal
basis by community residents. The building is not conditioned or provided
with any domestic water service. Each cabana room does have electric,
including one light fixture, switch and receptacle.
The building is wood framed with concrete block foundation walls and a
concrete floor slab. A portion of the building, at the corner of the “L” is
elevated with a wood floor and pier foundations. The roof is surfaced with
wood shakes and the exterior walls are finished with painted wood
paneling.

7.3 Summerfield Pool Building
Description
The roof surface of the Cabanas is the same age and condition as the main
Coldstream building and is also nearing the end of its EUL. Some of the
exterior wood sheathing is damaged and deteriorated. We have included a
cost estimate in the reserve table to replace a portion of the exterior siding
with each successive painting. We have also included a cost estimate for
replacement of the electrical components in each room.
The Summerfield pool building contains men's and women's shower
rooms, a lifeguard area and the pool equipment. The building is
constructed on grade with concrete block walls and wood roof trusses.
The exterior is finished with brick and the roof is surfaced with
asphalt/fiberglass shingles. The building was constructed in approximately
1991.
The building has municipal domestic water and sanitary sewer services
and a 208 Volt, three-phase electrical service. The building is not
conditioned. Exhaust fans are provided for the shower and equipment
rooms. Domestic hot water is provided by two, 120 gallon, electric water
heaters manufactured by A O Smith.
Evaluation &
Recommendations
The building appears to have been well maintained. We have included
cost estimates in the reserve tables for replacement of the roof shingles
and the exterior fenestration.
