concrete pier and steel girder support system. We have included the associated costs with these recommendations in the reserve tables which include continued improvements over the next four years. We also observed evidence of some cracking and deterioration on the concrete surface. We recommend that the structure be periodically inspected and that crack sealing and surface repairs be accomplished as required in order to maintain the integrity of the structure. We observed some small areas of ponding at the edges of the pathway. This can lead to cracking and deterioration of the concrete. We recommend that these areas be made to drain properly with small bored holes through the concrete or other methods. The pressure-treated wood bridge/ramp is relatively new and in good condition. We have included a reserve cost for its eventual replacement. The segmental retaining wall is also new and in good condition. At this time, we do not anticipate any reserve costs associated with this wall. 7.0 BUILDINGS 7.1 Coldstream Pool/Office Building Description The Coldstream building contains both Association management offices and the swimming pool support spaces, including shower rooms and storage areas. Part of the swimming pool storage and equipment area was recently renovated to provide additional office space. A maintenance shop is also housed in the building. This building has concrete block, load bearing walls and wood roof rafters which span from exterior wall to exterior wall. The exterior walls have a painted stucco surface over the concrete block. The gabled ends have wood siding exteriors. The roofs are surfaced with wood shakes. The building has municipal domestic water and sanitary sewer services and a 208 Volt, three phase electrical service. The office areas are conditioned by a 5-ton split system air conditioning unit with electric heat. The new auxiliary office space is conditioned with a 1-1/2-ton, ductless split system and electric baseboard heaters. An underground propane storage tank and wall-mounted instantaneous heaters are used for water heating in the pool shower rooms. There is a small electric hot water heater for the office area. Evaluation & Recommendations The wood shake roof surface appears to be near the end of its EUL. We have included a cost estimate for replacement of the roof surface in the reserve tables. We have also included a cost for periodic cleaning and treatment of the shingles which may extend the EUL of a new roof surface. We have also included cost estimates for periodic exterior painting and repair/replacement of the wood siding and trim. The interior spaces and finishes are in good condition. It appears that renovations have been accomplished over the years. We have included cost estimates in the reserve tables for future renovations of the office spaces and shower rooms.
