WHAT ARE THE CHALLENGES OF INCORPORATING RESIDENTIAL CONDOS INTO A LUXURY HOTEL BRAND? with room service, housekeeping, pool, and beach services and concierge among other things, find the experience very satisfying. There are many challenges, and the key is to ensure accurate communication with owners as to what is expected of them and what is to be delivered by the hotel brand. We work with our owners as partners to understand what ownership in a resort property entails and its benefits compared to owning a second home. For example, personalization of the home and its décor/furniture is generally not acceptable to the brand, which can sometimes detract a buyer from ownership. But those owners who embrace the property for what it is, a low maintenance way to enjoy a luxurious home that pays for itself (and often generates financial gains) and also allows the owner to “live in a hotel” while in residence, complete Our latest project Rock House Turks and Caicos is a prime example of taking the residential concept and placing a luxury resort infrastructure within it to provide its owners with a unique variation on the model. At Rock House, owners are buying single cottages, not condominiums in a building, which by their very nature have a more pronounced residential feel. These cottages will form the key hotel product in the resort, which offers the traveler a different option in their choice for a vacation. Each cottage is individual, with its own swimming pool, spacious living areas, kitchens, and breathtaking ocean frontage. Just outside their cottage is the resort, complete with its own private beach, swimming pools, spa, fitness center, and a variety of food and beverage offerings. LUXURY TRAVEL IS GROWING AND THERE IS INCREASED INTEREST IN PERSONALIZED, MEANINGFUL ITINERARIES AND DESTINATIONS. HOW HAVE YOU RESPONDED TO THIS TREND? We have invited our guests to experience the local flavor of the destination, including invitations to participate in our community volunteer and charity efforts, personalized trips to lesser-known islands within the archipelago, which include dining with local families and farmers, and visits to local schools. Often our guests return with a will to contribute, either financially or with resources, toward these locations, which creates a bond that far extends a stay at a resort and builds guests for life.
