Flooding – The site is subject to flooding from both the Mooloolah River and a local catchment upstream of the Steve Irwin Way. The extent of flooding is significant with approximately 70% of the site being mapped as being subject to flooding for the existing case. In order to fully mitigate upstream flood impacts it is likely that the extent of development on the site will need to be reduced significantly from that shown on the concept plans. The proposed earthwork results in flood levels increasing over the site, as the site detains water to mitigate impacts on the Steve Irwin Way and maintain flood storage. Reducing upstream flood impacts will make it more difficult to mitigate downstream impacts. The flat nature of the site also means that impacts extend significant distances upstream.
