Learn How to Enhance Your Cottage Property

7
KICA ’ s Kiawah Regime Council ( KRC ) serves all the members of Kiawah ’ s 31 regimes by providing information and support for the maintenance and enjoyment of their properties . Representing the second most common home type in regimes ( with 371 properties ), cottages have become an area of focus for the KRC in recent years . In an effort to improve cottage properties , a KRC subcommittee worked for nearly five years examining ways to facilitate these improvements , ultimately leading to the recently released manual , the Kiawah Regime Cottage Playbook .
Members of three cottage regimes with similar structures - Inlet Cove , Night Heron and Sparrow Pond - compiled the manual and a representative from James Hardie , Inc ., the creator of fibercement siding , advised on the manual , named it the Regime Cottage Playbook , and funded it . The Playbook is an invaluable tool for members looking to improve their cottages . Kiawah Island Real Estate data show that for owners planning to sell their properties , improvements reduce time on the market and increase sales price . Real estate agents can also use the document to apprise clients of the types and costs of improvements they might consider . Because it is an online document , the Playbook can be easily revised and KRC will update it periodically .
Projects in the Playbook :
Structural
• Screen Porch Enclosure
• Sunroom Conversion
• Bedroom Addition
• Kitchen Remodel
• Second Floor Addition
• HVAC Platform
Cosmetic
• Re-side with James Hardie Siding
• Replace Windows
• Replace Sliders
• Replace Exterior Doors
• Replace Handrail
• Replace Decking
• Replace Roofing
For each project , the Playbook explains the rationale and includes photographs of completed improvements , layouts , suggestions for specific products owners have used , and cost estimates . Contract Exteriors of South Carolina worked with the KRC subcommittee to develop the cost estimates .
While the Cottage Playbook is specific to three cottage regimes , the creators hope eventually to expand it to include the others . Furthermore , owners of other properties can consult it for ideas about the types of improvements they might consider .
These cottage regimes and two others with different structures , Oceanwoods and Greenslake , date to the 1970s and early 1980s , and owners ’ expectations for properties in high-end communities have changed since then . The Playbook demonstrates structural and cosmetic upgrades that received ARB approval , by which owners have modernized , enlarged and revitalized their cottages . These are both interior and exterior improvements . The Playbook even includes a sample low-maintenance landscaping plan .
