Strategic planning through integration
Our lease administration processes are tightly integrated with the real estate strategy and transactions teams.
Our web enabled system is available to the extended team 24 x 7 for use in portfolio planning and transaction
negotiations. Critical dates are auto fed into the Market app as forecasted actions needing attention 18 to 24
months in advance. Using this time table ensures we do not miss opportunities to exercise options and provides
ample time to develop real estate strategies aligned with business drivers and demand well in advance of lease
termination dates.
Sarbanes-Oxley compliance
Compliance is the cornerstone of any service. A compliance plan will show that we have a system of checks
in place. Hence, in order to ensure internal controls and SOX compliance are in place, we invest annually in our
processes and platform to ensure we meet those high standards. Through our dedicated internal audit team,
having professionals in each region, we ensure that each client portfolio is audited annually with regard to data
accuracy and process compliance. JLL’s Lease Administration’s Global SOC1 audit program covers all our global
operating centers. Specifically, our program provides the following Sarbanes-Oxley benefits to clients:
•
We implement a strong set of standard policies and procedures that address all major internal controls issues and area
of risk relative to our service delivery. These procedures are reviewed periodically and updated as necessary. The
policies and procedures cover the accounts payable and accounts receivable processes in detail. They also cover
critical date management, reporting, desktop audits, and any other area that may create risk for our clients.
•
We monitor our compliance with internal controls through periodic testing and review and we create process flow
charts that map our key processes
•
We have significant experience in working with internal and external auditors as they assess the internal control
environment.
•
We are cognizant of the materiality of issues as we manage the internal controls. We understand that items of larger
impact require stronger controls
