Our proprietary online platform called Idea Stream gathers, shares and celebrates everything from small process
improvements to big ideas that drive real value for our clients. The Idea Stream program captures, evaluates and
develops submitted ideas through innovation training and workshops. The knowledge funnel of Idea Stream
broadly gathers ideas, evaluates them and makes them available at a targeted level, presenting the best ideas
as new methodologies to apply to other opportunities. Idea Stream cultivates a culture of on-going innovation
through the many components of its program.
Outlined below is a small representative example of some of the tools we have developed for our clients:
Blackbird - Provides proprietary, dynamic geo-spatial intelligence for real estate consulting and site selection.
Green Office Toolkit - This toolkit provides a variety of client resources, including how to incorporate
green concepts into a lease, sample RFP questions focused on sustainability, building green office space
or pursuing LEED certification, a scorecard for selecting a sustainable space, and tips for implementing
environmentally friendly practices in the office as well as engaging employees in sustainability efforts.
Opportunity Spotlight - 3-page summary, in map & matrix format, of a client’s top 10 rent savings
opportunities, top 5 sublease opportunities and potential future expansion opportunities. This is a TM innovation
and Da Vinci Award winning tool.
Lease Lookthru – This tool, which received the JLL Da Vinci Award for innovation, was designed to help
quantify the value added in our lease negotiations by scoring the qualitative and quantitative lease terms
achieved and measuring the overall result against client expectations.
Deal to Market Gauge – Compares the initial deal terms to the final negotiated deal terms vs. the market
rate, tracks standard options in the market and outcome of flexibility achieved. In addition, this tool can be used
to run detailed financial analysis and has the capability to compare multiple proposal scenarios throughout a
transaction.
Deal Zone Tracker – Is a tool that can be used to establish deal targets, track deal progression, and
capture client / deal metrics in a user-friendly and visually compelling manner.
Flexible Lease Essentials - Provides flexible, scalable lease administration and critical date
management services to customers just entering the outsources lease administration market and delivers only
the services they need; not a prepackaged bundle. The product is easily scalable as the client’s portfolio and
lease administration needs change over time.
Rent Range Negotiation Analysis Tool - Automated Excel analysis calculating the point at which both
a landlord and tenant would be indifferent to entering a lease with the other party; serves as negotiation tool.
Rent Equivalency Tool - This tool benefits companies with large disposition portfolios containing sites
with staggered expiration dates. It guides them on where to focus their efforts and resources to achieve optimal
cost savings. The tool conveys the time sensitivity associated with subleasing various sites and substantiates a
recommended disposition strategy with quantitative evidence.
Flexibility and Suitability Tool (FASTool) - Flexibility and Suitability Tool (FAST) © is an Excel-based
analysis tool used to assess a real estate’s flexibility and suitability at the asset, metro, and portfolio levels.
Best Practices Connector - This interactive survey tool assesses your needs and automatically links our
top transaction best practices directly to those needs. Based on your answers to 12 transaction-related questions,
the Connector prescribes the most appropriate best practices for the client and generates an output report that
facilitates follow-up meetings where the best practices are delivered.
