Engineering Services
Our combination of dedicated static and mobile engineering services solution is data driven based on our
vast experience in delivering technical services to technology companies. We use a data-driven approach
to identify workload requirements across the portfolio within a reasonable driving radius (typically between
30 and 45 minutes), and identify regions where technicians dedicated to Zendesk can provide efficient and
effective services including HVAC, electrical, plumbing, and general maintenance. JLL will utilize our unique-
to-the-industry variable / shared technical platform for geographies that do not support dedicated technicians
(insufficient workload or too large of a driving radius) where we have a presence. In some instances, it may
be necessary to utilize a proven third-party partner who will be held to the same delivery standards and
requirements in areas we self-perform. Our engineering approach includes:
Technology mapping of client portfolio locations to maximize productivity and efficiencies
Resource assignment based on projected geographical work level benchmarks, scope of services and client
specifications
Multi-disciplinary JLL employee labor resources focused on combining multiple types of service requests into fewer
service visits - increasing efficiency while reducing overall costs
Proactive inspection and assessment of all portfolio locations and associated equipment asset operating conditions
Data collection and upload of all equipment asset detail in support of ongoing performance and cost analysis
Development and application of comprehensive preventive maintenance program processes
Development of client-specific operating and performance reporting
We will use our Mobile Engineering Services (MES) a division of JLL that self-delivers engineering and
maintenance to geographically dispersed real estate assets and portfolios. The platform delivers a truck-based
engineering & technical services function including maintenance and repair services for: Electrical & plumbing,
general maintenance, lighting and site inspections functions including HVAC (rooftop packaged units).
