Lauren Coulter
Personal
Attention and
Service for
Every Client
“Lauren was fantastic to work with! She helped us with
two transactions- purchasing a new home and selling
our old home, both in Mt. Lebanon. Lauren is personable,
easy to work with, very responsive and knowledgeable
(we had so many questions). Her calm and positive
demeanor made what could have been very stressful
experiences into great ones. We'd recommend her in a
heartbeat to anyone!”- Nate Natale and Kelley Shell
F
or Realtor Lauren Coulter,
getting into real estate was one
of life’s happy accidents.
“Our family has a Home in
Deep Creek where some friends were
looking at buying a house and they asked
me to help out. It sparked me,” she said.
“It was fun. It was exciting. I was helping
somebody and making their dream
happen... and from there, it just boomed.”
That first experience prompted a career
change, and Coulter’s been helping to
make her clients’ dreams happen ever
since.
Priding herself on a level of service
and commitment unparalleled among
the competition, Coulter’s not only in the
top 3 percent in sales nationally, but she’s
also ranked one of Howard Hanna’s Best
of the Best.
As a resident of Mt. Lebanon, Coulter
is extremely knowledgeable in that area
and the South Hills as a whole. She grew
up in Cranberry, which rounds out her
familiarity with markets throughout the
region, and frequently shepherds clients
looking to make a move from the North
Hills to the South Hills and vice versa.
“I do whatever I can, everything
possible, to help my clients,“ Coulter said.

“Buying and selling can be really stressful
for a lot of people because there are so
many emotions involved. I try to make
it as seamless as possible for them and
smooth out the bumps with my access
to a network of vendors and contractors
that I’ve used myself.”
With specialties that include step-up
buying, luxury homes, new construction
and first-time homebuyers, Coulter’s
experience is second to none in the
South Hills market landscape.
“It’s a sellers market right now and a
lot of agents try to fast-track clients on
the market as quickly as possible without
taking into consideration things that
the house may need to fetch top dollar,”
she notes. “I tour my clients’ homes
and pick out what needs to be done
for the property, things that need to
be addressed up-front that clients can
correct. This leads to a faster sell in the
end because you don’t run into snags.”
Coulter added that if you are thinking
about selling in the near future, talking
to a Realtor to find out how to get your
house ready and its real market value
is a must. And for her clients who are
committed to selling, her marketing
starts as soon as they decide to sell.

“I do a lot of pre-marketing before
the house is even on the Multilist—
sneak-peek videos and professional
photography that get the ball rolling as
far as generating interest and buzz about
the home,” she explained. “You can’t
just stick a sign in the yard and hope it
sells fast in a market like this; you need
someone who knows the staging process
and who can get that interest from the
get-go.”
