Every day, real estate agents who follow no procedure or proven
success path are hired to sell a property. With little understanding or
appreciation for the mechanics and principles of effective marketing,
they simply list a home at a price and then nag the seller into reducing
the price when they can’t find a buyer. This causes any number of
problems, but the overall result for the seller is usually a reduced
contract selling price. Pricing strategy, days-on-market, presentation
and marketing are all key ingredients to a great result but usually
neglected by a non-trained or inexperienced rookie.
If I decided to sell my car tomorrow, I would go to an online market
place and by comparing the asking price of similar vehicles, establish
an accurate estimate of my likely selling figure. But it’s much harder to
do this with property. We may be able to estimate a general range but
with real estate, there are so many more variables to consider. Also, it’s
unlikely there will be another property exactly the same, as each home
has its variations and nuances.
