The problem with this is that buyers are constantly researching what is
for sale and making decisions to view properties that fit their criteria.
This means rooms, accommodation, features, location and price.
Today’s buyers are busy people. They can do their research on the net
and save valuable hours each week by only inspecting properties that
suit their criteria. Why would they look at a property that doesn’t fit
their buying criteria?
How to recover if your sale falls through
In the second week of my real estate career, my first ever sale fell
through. All these years later, I remember it vividly. The contract
included a clause to the effect that unless the buyer received
loan approval from the bank, the contract would be null and void.
Unfortunately, the buyer failed to qualify. Ouch! My first sale crashed
and burned and I was devastated. I had worked so hard to negotiate
the result only to have the whole thing go pear shaped.
