6. Let your ad do its job and generate interest.
You can bet that no
buyer is going to send a deposit in the mail without walking through
your property. The most effective ads are clean, easy to read,
easy on the eye with a nice image and a prominent call-to-action
(inspection time and phone number).
7. Owner’s notes.
No one knows your property as well as you and
every home has its hidden features. Take a sheet a Paper and title
it “Owner’s Notes.” Then, point by point list the home’s hidden
features. It may be the winter sun in a certain room, wonderful
neighbors who pick up your paper and mail when you’re away, a
fabulous restaurant, coffee shop or park nearby. Give the list to your
agent to type up and hand to buyers. Buyers love Owner’s Notes
because they are hearing from someone who has experienced the
pleasure of living in the home. It’s something fresh they probably
won’t receive from other homes they visit.
