3. Identifying your buyer.
There are no guarantees as to what type
of buyer will buy your home. You can, however, attempt to target
your buying demographic and make it easier for them to notice your
property. For example, if you decide your key marketing feature is
the fact you have four bedrooms plus a study then “Large Family
Home” might be your key marketing feature because you will be
targeting a big family.
4. Back it up with a photo.
Wherever possible, have your key photo
support your key marketing feature headline and vice versa. For
example; let’s say your key marketing feature headline is “Chef’s
Own Gourmet Kitchen.” Your agent could then use a shot of the
kitchen set up to create a gourmet feast. Don’t be afraid to be
creative. Have some fun and get noticed!
5. Don’t overdo it.
Probably the most common mistake most sellers
and their agents make is including too much copy. Keep in mind that
less is more and leave a little something for the buyers to discover
when they inspect.
