The Big Test!
Working with my agent, we decided to ‘“pre-launch” my listing using the
internet before other traditional methods. I wanted to gauge the volume
of interest. I knew the damage overpricing a property could do. A prelaunch
would give me a feel for demand. Within 4 days, I had my first
inspection. By the end of the first week there had been 10. By day 8 I
had 2 offers from buyers that were both in excess of the value opinion
I had received from other agents. By day 10 I had a contract $4,000
below my asking price. Success was bliss!
I had bought at the peak of the market and sold in what one of the
local agents told me was the worst market conditions she could ever
remember. Not only had I sold for more, my contract price was
almost 10% higher than I had paid the year before in a booming
property market.
