How to price your property for sale
It’s important not to fall for the big mistake many sellers make when
trying to assess the value of their property. They look around at what
else is for sale and determine a price for their own property based
on the asking price of other homes. If you’re going to assess the
approximate value of your property (and why on earth wouldn’t you?)
you need to start with recent sale prices. Asking prices mean nothing.
Whatever you do, don’t be drawn into letting an asking price influence
your opinion. Actual sale results mean everything and will give you the
best indication of value.
In my case, I called in a few agents when I had finished my preparation
work. Two were around the same price but the third was confident I
could achieve a sale price up to 10% higher than the other opinions. I
decided to go with agent three. I genuinely believed my efforts would
reward me with a better-than-market selling price and if you’re going to
write a book called How to Sell your Home for More, you need to back it
up with some evidence that proves it works!
