Owners and any pets (with the exception of goldfish) must not be
present during a buyer viewing. It’s a distraction and what marketers
call a “disconnect.” Leave your home free for buyers to wander and
imagine themselves living there.
Clutter will kill your chances of selling for more. Hire a storage facility
if you have to but get rid of excess “stuff” and show your rooms off to
maximum effect. Buyers love open space. Let’s give them what they
want. Less is more.
Be flexible with showing times. Reach an understanding with your
agent when you first go on the market about likely viewing times and
it will help if you can go with the flow. I have helped many sellers sell
for more by showing their home to a hot buyer who gave us only a few
hours notice.
