New Member Highlight | John Paul Mulhern

Bryan Wright ( BW ): How did you first get involved in NAIOP ?
John Paul Mulhern ( JPM ): As a young guy in the industry , I was looking for the best way to get involved in the real estate community . NAIOP has a local and national reputation , so I decided to join the Developing Leaders . I joined the DL about two years ago and was invited to join the DL Steering Committee a year after that . The connections I have made these past two years have been invaluable both personally and professionally .
( BW ): How has the DL changed your career ?
( JPM ): Joining the Steering Committee has been great for meeting new people and making friends in the industry . I know the relationships I make now will help guide my career in the future .
( BW ): What is your new position at JLL and how have your past experiences better qualified you for it ?
( JPM ): I ’ m a Capital Markets Associate with a focus in net lease . I have a national scope and focus on single tenant assets across all property types including retail , office , industrial , medical , charter schools , ground leases ... Essentially , find anything that has one source of income and I can link you to a buyer pool that is interested . I began my career in appraisal , moved into property management , spent a year in financial analysis , and then transitioned into brokerage about two years ago – starting at Colliers International and recently moving to JLL with my teammates , Tivon Moffitt and Peter Bauman . Understanding how investors value property has fast-tracked my education in brokerage , and understanding the challenges of property management gives me a knowledge advantage on the single tenant , net lease sales side .
( BW ): What was the first sport you played ?
( JPM ): The first sport I played was basketball . I started playing when I was three years old . I also have a strong affinity for football and rugby . I had the opportunity to play point guard on the basketball team and quarterback on the football team during my senior year in high school at Veritas Preparatory Academy . I played four years of rugby in college at the University of Dallas , and also lettered in track and field for two years , throwing the javelin .
( BW ): What was your favorite sport to play ?
( JPM ): Football for sure . Under the Friday night lights with the whole school community around , watching the game and cheering us on was an unforgettable experience .
( BW ): What sports are you currently involved in ?
( JPM ): By the time this prints , I will have completed my first Ironman triathlon , which is a 2.4-mile swim , followed by a 112-mile bike ride , followed by a marathon ( 26.2 miles ), and will take anywhere from 12 to 18 hours to complete . I started training in January and have stayed on a pretty consistent schedule of heavy training . With a task this big , the most important thing to keep in mind is taking small steps and working toward the large goal . I ’ ve slowly been working myself up in training , and so far ( across hundreds of hours of swimming , biking , and running ) I have run a full marathon , biked two centuries ( 100 mile bike rides that take between 6 and 6.5 hours , at my speed ) and swam 3,000 meters . I am looking forward to having the first Ironman behind me ! I have enjoyed participating in triathlons , and while another Ironman may or may not be in the cards , I will definitely continue participating in triathlons .
( BW ): What time are you shooting for in the Ironman ?
( JPM ): My goal for this one is to finish . The Ironman race will likely take me just under 17 hours . The inspiration behind the Ironman was to help improve my overall physical fitness and to accomplish something that seemed impossible .
( BW ): What is the best thing to come from the Ironman training ?
( JPM ): The friendships are easily the best thing to come from the Ironman training . The people I have met through the training groups I ’ m a part of are some of the most positive , excited , crazy , dedicated , and generous athletes I ’ ve ever met .
The passion of the people in this sport and the support they provide for the new people wanting John Paul Mulhern to start is amazing
JLL and incredibly welcoming . To finish an Ironman , you need a great support group and they have become like family , to me over the past few months . The combination of this group , my family and close friends has been integral to my training and my goal of finishing an Ironman .
( BW ): How has the training affected the way you work or vice versa ?
( JPM ): Brokerage and triathlon training are highly synced . Having a regimen and a schedule are critical to keeping you focused and on track and it is important to able to check off the small accomplishments help you build up to the larger goal at the end of the day . Another huge thing I ’ ve learned is to work hard but don ’ t let the stress overtake you . It ’ s important to be patient , keep a clear head and use the resources you have available to make your long-term strategic vision happen . It ’ s an Ironman , not a sprint .
( BW ): What are some things you are looking forward to in the next few months ?
( JPM ): I am looking forward to continuing to grow in my faith , my friendships , my career , my education , my community involvement , and my athleticism . I am very excited to be at JLL and to continue to contribute my expertise so that my team and our clients can continue grow and flourish . I ’ m also very excited to have a completed Ironman behind me , and to get started on moving the next goals across the finish line !
