The homeowners policy used in NC does not cover ground water entering a basement through walls, floors, windows, doors, or foundations. The policy states that there is no coverage for: (1) flood, surface water, waves, tidal water, over flow of a body of water, (2) Water below the surface of the ground, including water which exerts pressure on or seeps or leaks through a building, sidewalk, driveway, foundation, swimming pool or other structure. So a flooded basement is only covered if the water came from a household appliance or broken pipe within the water system of the house. Water or sewage that backs up through sewers or drains is also excluded in the basic policy but there is an optional endorsement (water backup) that can be purchased back at additional cost. Even FEMA insured flood policies exclude coverage for contents, carpet, and sheetrock below the ground floor level of the house. Flood policies also require a ground water accumulation outside the home covering at least 2 acres, so water found only in a basement would
