Happy Holidays to our Association Members and
Neighbors!
I hope this newsletter finds you all in good health,
and in the midst of enjoying Holiday celebrations
and spending quality time with family and friends.
As the year wraps up, and as a community reflecting
on 2018, I think we all should be proud of last year’s
accomplishments and look forward to continuing the
momentum into the coming year.
Looking back at some of our HOA accomplishments
in 2018:
1. Approved the Rules and Regulations Concerning
Leasing and Short-Term Occupancy and Rental
Procedures Checklist; this document can be found
on our website at www.eaglebrooke.net.
2. Approved 2019 Budget; this document can be found
on our website at www.eaglebrooke.net.
3. Stricter enforcement of Covenants and Policy
violations by our Property Management Company.
4. Continued aggressive collection practices with
excellent results.
5. Provision of the Club monthly newsletter as a
communication tool.
6. Continuous refinement of HOA web site.
7. Bravo Lawn Care was contracted to provide lawn
service for GrandView homes.
As we wrap up another great year, I would like to
thank the following individuals and groups for
making a positive impact in our community this past
year:
1. First and foremost, thank you to the Board
members’ families for allowing us to sacrifice our

family time to commit and volunteer our time,
talents and resources to serve the HOA.
2. Thanks to Art Fulmer, Rich Weaver, Bob Rodrigues,
and Jarrett Gregory; our HOA Board of Directors
for their dedication, commitment and input in the
HOA decision making.
3. Thanks also to the ARC Committee, Craig Lear, Bob
Rodrigues, Pete Savastino, Amy Laird, and Alan
Lukhaub for volunteering their time, talents and
resources to ensure our community continues to be
a beautiful place to live.
4. Many thanks to our Property Manager, JoAnna for
her patience, commitment, and professionalism as
she continues to serve our community.
5. And last, but not least, a big Thank You to ALL
the individuals in our community who offered
their time and talents to assist with front entrance
decorations, especially LaSha White who does a
fantastic job organizing the decorations. Many
thanks also to the dedicated individuals that change
the boulevard flags as the seasons change, and
those that respond to questions and concerns that
are posted on NextDoor, our community social
networking site.
Overall, I believe our community is in great financial
shape, and we are set on a path to becoming the most
beautiful, thriving and successful community in
Lakeland!
Next year’s top priority is to continue to improve our
methods of communication within the community.
One way to do this is to place an emphasis on
gathering more email addresses from our community
homeowners and residents. Email enables us to be more
efficient when communicating important information
to the community. If you haven’t submitted your email
