Chapter 3 . Lighting
Future Land Use Future land use acreages in the City of Marietta within the Light MCA are summarized in Table 3 and shown on Figure 4 and their radiance values greater than 20 are shown on Figures 8 and 9 . Future land uses in Marietta are guided by the City of Marietta Comprehensive Plan , which was adopted in 2017 and other projects through the Livable Center Initiatives ( LCI ).
Similar to the existing land uses , the most acreage in future land uses are located within the > 40 radiance range . Of this land area , the Community Activity Center comprises most of the land area – approximately 25 percent .
Community Activity Center land uses are proposed in various locations around the installation . Most of this future land use designation is located along US 41 . According to the Comprehensive Plan , this designation should be located primarily near freeway interchanges or at the intersection of two arterials . Community Activity Centers are intended to provide retail and service needs for several neighborhoods and may include offices , commercial retail , and limited residential if incorporated in a mixed‐use concept .
While no lighting standards are indicated in the Comprehensive Plan for this future land use category , Commercial Activity Center is described as becoming more pedestrian friendly as new development or redevelopment occurs . Increased development and creating a pedestrian friendly environment necessitate additional lighting in the future .
Future land uses are also guided by LCI projects . There are two LCI projects in Marietta – Envision Marietta and Marietta University Enhancement LCI ( MU ²).
The Envision Marietta LCI is a downtown Master Plan , comprising 1,777 acres north of Dobbins ARB . The extent of the LCI is from North Marietta Parkway to South Marietta Park , from Atlanta Street to
