DEVELOPING NEWS VOLUME 13, NUMBER 1 A C O M P A N Y O F L E A D E R S PETRUCCI RESIDENTIAL PRESENTS The newest addition to Petrucci Residential’s apartment portfolio is the Station House located in Maplewood, New Jersey. Cited by national publications, such as Money Magazine and the New York Magazine as one of the best places to live in the country, Maplewood enjoys the status of being one of the most sought after and desirable communities in the State. Located adjacent to the Maplewood Train Station and within walking distance of Maplewood Village, The Station House is a 50-unit luxury apartment building consisting of one-and two-bedroom apartments, which is currently in the process of becoming LEED certified. The project is an adaptive re-use of an environmentally contaminated lot that formerly housed the historic Maplewood Police Station built in 1930. In 2012, the Township of Maplewood awarded the redevelopment of the property to J.G. Petrucci Co., Inc. (JGPCO). Working closely with the Township, JGPCO incorporated its smart growth redevelopment plan to develop the 50-unit complex and associated parking on less than one acre. The four-story structure (parking with three levels of residential above) blends a mix of architectural features themed throughout Maplewood. The Station House opened July 1, 2013 with more than 50 percent of the apartments preleased. “Working with the JGPCO team was great,” noted Maplewood Mayor Victor De Luca. “Together we have added upscale rental housing next to our downtown and the train station. The apartments will attract new professionals to town and allow empty nesters to downsize while staying in Maplewood.” — Maplewood Mayor, Victor De Luca CONTENTS: Station House at Maplewood.......1 Development/Construction.........2 JGPCO Residential......................3 Spotlight: Flexicon Corp..............4 Spotlight: CRP Industries............5 Available Space/Anniversaries....6 Company News..........................7 Announcement..........................8
