If you are using a contractor for any part of the work always get a written quotation that also states how long the quote is valid for . A reasonable time period to aim at is 90 days . Ideally you would also have a simple contract which protects both parties , saying how much you ’ ll pay , when the work will start and how long it will take . Because memory can play tricks on us , if you want any ‘ extras ’ doing keep a written note of your discussions . A simple duplicate pad can help . Write in it what the two parties have agreed and the date , give the top copy to the contractor and you have the duplicate . Also bear in mind that your ‘ dream ’ may be a contractor ’ s nightmare . The cost therefore may not add value to your property in the long run . You may be able to afford it but if it adds little or no value then could your dream become a nightmare for you .
