Flow Chart :
1 . Management agreement signed .
2 . Advertising ; Internet , for lease sign erected & Commercial Magazine plus other optional extras .
3 . Prospective tenant inspections .
4 . Report to landlord via phone or email .
5 . Collect and process applications and present applications to the landlord for final decision .
6 . Prepare Disclosure Statements & organise preparation of lease .
7 . Tenant induction , lease sign , initial payment , bond lodgement , payment info given to tenant . Invoiced monthly .
8 . Liaise with tenants through-out the lease , all requests and maintenance concerns will be dealt with .
9 . Inspections when required .
10 . Annual rent review , increase as per lease and notify tenant .
11 . Liaise with creditors and payment of outgoings as they fall due .
12 . Monthly landlord disbursements ( optional bimonthly ).
13 . Coordinate tenants business sales / change of ownership . 14 . Weekly arrears check , if tenant is behind reminder sent , if this continues : lock out organised and attended .
15 . Prompt landlord and tenant when the lease is due for renewal . Take required action .
