a tale of two towns 10 years! You’ll likely join me in having a hard time believing that it has been 10 years since the Hilton Head/Bluffton real estate market peaked with the highest number of sales on record…10 years…wow! We’ve made some really good strides toward a recovery, clearly establishing a bottom to our market, bidding farewell to the preponderance of distressedsales, and actually building some impressive momentum in certain sections of the market. That said, unlike the market-wide BOOM that we experienced from 2000 to 2005, we are finding that our market has become quite segmented with buyer-demographics defining which market areas, property types, and price-points are hot…and which are not. Somewhat akin to a mosaic, we are finding that to understand what happened in our community’s real estate market in 2014, we have to break the “picture” down into smaller pieces, recognizing that while those pieces all fit together, many of them look quite different from one another. This distinction of market segments is increasingly apparent at the macro level, where the 2014 real estate markets on Hilton Head Island and in Bluffton effectively resulted in a “tale of two towns.” The primary driving factors for these two respective markets have never been more distinct and different than we witnessed this past year, as you’ll see in the following pages of our comprehensive market report.
