When we are closed, our telephone system allows you or tenants to leave a voicemail which is then emailed to a property manager who is on call 24 hours a day. If the message is urgent please state this in the voicemail. An emergency isdeemed to be where a problem places either the tenant or the property in imminent danger of suffering harm, injury or damage. The property manager will assess, so far as they are able, the seriousness of the situation and arrange suitable action, only where necessary. If attending the property isnot deemed appropriate the tenant isasked to report the problem when our office reopens. Out of hours call outs start at £60.00 for the first hour and £30 per hour thereafter. If your tenant exaggerates the seriousness of the situation we will endeavour to recover the cost of out of hours attendance from them, on your behalf. If this isunsuccessful, you can include a claim when considering apportionment of thedeposit at the end of the tenancy.
