Your property manager will automatically arrange for the Landlord GasSafety Record (CP12) and Portable ApplianceTest ( PAT) if you request this to be renewed annually. Whilst havingan annual PAT isnot a statutory requirement, maintaining your tenant’s safety is. Without an annual PAT you would not be viewed as having taken reasonable steps to secure the safety of your tenant should an accident occur, the consequences of which are very serious and could result in a fine or imprisonment.
