A NEW DIRECTION

Shared ownership housing is a well-established concept in Poundbury that is now being rolled out to the over 55s

The changing landscape at the top of the Great Field is filling up with exciting building projects that are due to complete in 2017 . Alongside the new Damers First School building and church on Liscombe Street will sit Yarlington Housing Group ’ s impressive four-storey retirement living accommodation .

Wrapping around Peverell Avenue East , the NOMA-designed building will provide 63 extra care apartments for the over 55s . Fifty of the apartments will be made available for affordable rent through Dorset County Council but - taking retirement living in a new direction - 13 apartments will be sold as shared ownership accommodation .
“ We did a lot of market research and identified a need for this type of scheme in Poundbury . There are a lot of people in the area that need an affordable housing scheme that suits independent living in retirement ,” says Karolina Davies , Sales and Marketing
Manager at Yarlington Housing Group .
Under the shared ownership scheme , buyers that can invest 75 % of the sale price will not be charged any further rent with Yarlington owning the remaining 25 % of equity . A sliding scale of rent will be in place for owners buying between 45 % and 74 % of the sale price .
The individual one- and two-bed apartments allow residents to live independently with their own kitchens , wet rooms and washing machines but communal areas and assisted facilities allow residents to access additional help or company when needed .
Yarlington will appoint a care provider to offer 24-hour care that can be tailored to individuals and their changing needs , ranging from help with shopping to personal care .
Yarlington ’ s project is dementiafriendly and has thoughtful features in place to reduce confusion , from the colour schemes to internal signage .
With its symmetrical atrium roofs and prime position overlooking the Great Field , the accommodation also boasts a communal court yard and other outdoor spaces . Some of the ground floor units have direct access to landscaped areas .
Parking spaces for mobility scooters are placed directly outside the apartments with charging points . Other thoughtful features include a guest bedroom for family to visit , wi-fi , an IT suite and library and a programme of social activities .
Inside , Karolina says the interior design “ will be a homely scheme but with a luxurious feel .”
“ We want the accommodation to be welcoming and friendly and something to feel excited about .”
