The office space is complemented by two residential penthouse floors at the top of the building and available for sale to those taking up office space. The new development will make use of a revolutionary mechanised parking system designed to accommodate ±4,000 vehicles - an essential in any modern developing city. The decision to incorporate the mechanised parking system has resulted in project savings of R110 million and construction time savings of 13 months largely due to omitting the basement parking. Notwithstanding the smart parking system, executive shuttles will run to and from popular Sandton destinations Project Watch including the Gautrain Station which is a mere three minute trip. The design is empowered by a strong structural core that forms the backbone of the building. Each core facilitates social engagements with various amenities including lobbies, lounges, restaurants, coffee shops and retail spaces. The professional team has been tasked with designing South Africa’s first ‘ultra-smart’ building where AI learning computers will integrate with the building’s occupants, making the building an automated extension of the occupant’s experience as well as almost halving the expected operating costs compared to similar structures. The building is being developed on the basis of the FWJK co-development at cost methodology, which allows office end- users and investors to secure sectional title space at cost price which is roughly 20% to 30% below current market selling rates in Sandton.
