PROJECTWATCH PROPOSED, CURRENT AND FUTURE PROJECTS FROM SOUTH AFRICA AND ABROAD PROJECTVIEW KAGISO MEDIA OFFICES , BRIGHTWATER COMMONS Kagiso Media, a well-known TV and film production house, will be relocating to the existing 11,000m 2 cinema complex at Brightwater Commons. Designed by NORTHERN LIGHTS, SANDTON Northern Lights is a 38 storey, 70,000m 2 commercial development located in Sandton, ideally situated between the Maslow Hotel and the Hilton Hotel at the intersection of Fredman Drive and Rivonia Road. It will become the focal point of a new six lane road extension which is planned to connect Fredman Drive with Grayston Drive, and will enjoy spectacular 360° panoramic views out towards the Sandton skyline. Rhys Rocke, regional director of FWJK Developments explains that the office development, which is located in the banking node of Sandton, has been specifically designed to attract more high- end financial and legal services tenants to the node. The site already enjoys respected nodal neighbours such as Investec Bank, Rand Merchant Bank, Nedbank, ENS Africa and the Johann esburg Stock Exchange as well as a plethora of hotel accommodation and quality dining establishments. According to Derryn Lott, FWJK’s project design architect, the building’s form was generated by a truly concerted team effort to arrive at a form that is powerful yet light and responsive. By making use of various voids and cutouts within each core, the mass now reads as four slender towers. These four towers provide opportunities for individual tenant branding identities. A multi-layered, glazed façade forms a light outer skin that peels away from the building’s edges, giving way to corner balconies that run vertically up the building edges, accentuating the building’s height. The proportions of each tower are further developed through each layer of MDS Architecture, the refurbished cin- emas, although originally designed for movie screenings, will need to meet additional specific acoustic requirements as well as accom- modate new studios. “The large spaces of the theatre complex will allow us to better accommodate Kagiso Media’s specific needs. We have had to make use of the existing building and structures to allow the new studios to fit into the current and trading Brightwater Commons development,” said Sean Pearce, who is heading up the project for MDS. The expected completion date is April 2018.
