extensive resolution of construction details and
sourcing of reasonable but impactful finishes.
In the end, the architects received great support
from a very insightful client who saw the potential
of the space and decided to take a long-term view
on its value to the building as a sustainable, income-
generating asset. The architects also enjoyed a
very collaborative and dedicated approach from
the contractor and the consultants to ensure they
could deliver on the promise of the building.
Green Building
The Allandale Building is registered for a Leader-
ship in Energy and Environmental Design (LEED)
Gold rating. LEED is a U.S. Green Building Council
rating system that focuses on the efficient use of
energy and water; selection of green materials;
Allandale
and the establishment and maintenance of high
quality levels of indoor environments.
The building has been optimised in terms
of systems and building elements – such as
performance glazing, insulation, high SRI roof
coatings, and lighting controls – to reduce energy
consumption by 54% compared to baseline. A
solar PV installation of 500 panels on the roof
also provides 21% (by cost) of the building’s
energy needs.
Other sustainability features include land-
scaping and light coloured paving to reduce the
urban heat island effect; and the specification
of low VOC paints, floor finishes and adhesives
in the interior to improve indoor environmental
quality and occupant health. In addition, detailed
waste management and site pollution plans where
implemented during construction to reduce the
amount of waste to landfill.
