Your Association is constantly on the front lines to defend best practices and ideals of the multifamily housing industry. In order to best position the industry to combat issues that could increase administrative needs and increase operation expenses we are in need of additional funds. Here is a partial list of proposed challenges our industry faces. • Extending the notice of rent increase • Providing a copy of lease agreement (passed this year) • Capping application fees and providing criminal background check criteria to prospective tenants • Disclosure statements from landlord to tenant • Source of income to mandate that landlords accept vouchers • Inclusionary housing • Rental registries for landlords (fees) • Right to legal counsel for tenants • Notification on entering property • Security deposit limits • Increase eviction filing costs – proceeds to go to fund Legal Aid • Rent control or tiered capping of rents 6 | TRENDS APRIL 2018 • ADA access/costs for modification to be paid by property owner • Sealing of eviction records (60 days) while applicant seeks housing • Limiting background checks to a shorter lookback • Strengthening safeguards for tenants on rental unit deficiencies -Warranty of Habitability • Implement just cause eviction • Place limits on landlord’s ability to use month to month leases • Providing tenants first right of refusal for apartment to condo conversions • Strengthening of tenant advocacy groups in government • 1
