target. All buildings within Phase 1 –
Buildings A, B and C – have already
achieved this certification.
“The client is extremely conscious of
the carbon footprint of the buildings
so attention was paid to ensuring
that materials and systems used were
geared towards increased energy
efficiency and occupant health. The
knock-on benefits are lower operating
costs, increased productivity of
employees, reduced liability and risk
and enhanced marketability of the
buildings,” says Boer.
The use of the correct sustainability
principles and integrated system
engineering further increases the
savings potential on operational and
maintenance costs. Sustainable building
features include:
• 66% improvement on SANS
10400:2011 requirements for fresh air
rates
• 60% of the UA of buildings have a
daylight illuminance of at least 250 Lux
• 80% of the office UA has access to
views of the outdoors
• Low Volatile Organic Compounds
(VOC) paints, carpets and sealants
• Smoking within the building is
prohibited
• Energy meters are installed for all
power uses over 100 kVA as well as
lights and power separately
• Water-efficient measures include
efficient sanitary fixtures and rainwater
harvesting for irrigation
• 90% post-consumer recycled content
for steel.
