indoor air quality and the basement ventilation system controls carbon monoxide levels to
ensure a healthy environment and to minimise energy usage. Close-control computer room
air conditioning systems, linked to the central chilled water system, provide air to various
tenant server and data areas. All HVAC systems as well as key building services (water
meters, energy meters, lifts, escalators, heat pumps, fire systems and sump pumps) are
monitored and controlled by a full building management system (BMS).
The building uses less water than a conventional building, with predicted daily consumption
of 0.60 litres/day/m 2 . This is achieved through dual flush toilets, low flow taps in the
ablutions facilities, kitchen and pause area faucets and all faucets installed in the gym and
cyclist facilities. Furthermore, all showers in the building are fi ed with low-flow
showerheads. The irrigation system, installed by GreenAcres Landscaping, is highly water-
conscious. Moisture sensors ensure that the automated watering supplies just enough
moisture to the vegetation, ensuring that no excess water is used. The 357 water-wise
indigenous trees and 23 512 indigenous shrubs, creepers and groundcovers is a further
initiative designed to complement the overall 'green' strategy of the project.
