1 Handy Checklist o Check exterior siding and trim for deferred maintenance (rotten trim, paint) o Check that roof and gutters are in good repair and not clogged o Do the gutters need to be cleaned? o Pick up any debris, toys, lawn equipment, extra building supplies laying around the yard. o Keep the lawn trimmed and edged. o Trim shrubs and eliminate dead trees and branches. o Weed, cultivate and maintain landscaped areas. o Clear the patio, porch and decks of all small items such as charcoal, barbecue tools, dead plants, toys, etc. Sweep all areas and walkways and, if necessary, power wash the sidewalks for a clean entrance. Replace all damaged windows and screens. Test all gates, fences and latches. Repair as needed. Clean the swimming pool and Jacuzzi. Remove oil stains from the driveway and garage floor. Check for crumbling and cracking. Seal all cracks. Replace worn doormats. Ensure the doorbell and front lights are in good working order. Make sure the front door lock is easy to open. Consult with your agent before choosing the paint color to make sure it is a color that most buyers will appreciate. Inspect woodwork and wallpaper for problem areas. Repair or replace as needed. Look at all of your ceilings to make sure all water stains have been painted and repaired. Rearrange or remove some furniture. Less furniture in a room makes the room appear larger. Removed all unneccesary objects on the furniture throughout the house. Restrict decorative objects to groups of one or three. Take down or rearrange certain photos and objects from the walls. A gallery wall of family photos or large collections distract buyers and cause them to focus away from the house and room features. They also worry about having to repair and repaint the holes in the wall. Repair loose doorknobs, sticky doors and windows, and damaged cabinetry. Make sure all windows can be opened. Repair squeaky floors. Clean windows, blinds, and sills. Curtains should be laundered and in good condition. If window treatments are extremely dated or very custom in color or style it is better to show the home without the drapes. Clear all unnecessary appliances from the countertops. Remove all photos and magnets from refrigerator.
