GUARANTEE
The monitoring provides the basis for the Building Science Ltd guarantee, where Building
Science Ltd will come back and perform any remedial / coating work at no charge to ensure the
weather tightness of the dwelling is maintained.
To be eligible for a guarantee claim, a soft wash is required for the building, and the monitoring
system is to be used with all sensors alive (and returning data) for at least 11 months of the year.
LIFE OF THE GUARANTEE PERIOD
3.1 Life of the Building Science Guarantee
The guaranteed period is 5 years from date of purchase - this is transferable between owners of
the property over the 5 year period.
Building Science Ltd will be happy to maintain the ongoing maintenance program of the exterior
claddings if that is desired by the current building owners at that stage.
TRIGGERING THE GUARANTEE
4.2 System Warranty
Building Science Ltd are responsible for all wall and deck areas, and any other areas they repair,
fix or install. A claim on the warranty is triggered when / by:
• 4.2.1 Moisture entry through a wall or deck area.
• 4.2.2 Relative Humidity levels above 90% for a period longer than one calendar month are
found.
• 4.2.3 Equilibrium Moisture Content above 21% for a period longer than one calendar
month are found.
